Some mortgage companies have found new ways to make money and charge a fee for a subordination document. Some offer it for free. Cherokee Horn would be willing to pay this fee to ensure that the mineral rights are yours separate from the mortgage. The subordination document places your mortgage obligation in a priority subordinate to your minerals. Funny how the mortgage company didn’t include a mineral value in your original mortgage or appraisal and now they're interested...

Also, you do not have to wait for signing days to sign a lease. We hold normal business hours during the week, or we can also set a time that is more convenient to meet with you. Just call our Flower Mound office to set an appointment that is convenient for your schedule.

May we suggest encouraging your nearby neighbors who have not signed to come and sign a lease thereby creating a concentrated group of residents around your street? We also noted in your file how important it is to you to remain part of the pooling unit, so your early efforts will not go unnoticed.

Dear Mr. Reeves,

We have not leased your surface rights and no drilling will be done on top of your property, therefore no damage. There will not be any issues with foundation damage or sink holes.

The well site will have sound barriers in place during the entire 45-60 day drilling process and by city ordinance the sound level may not be above 78 dB(a) during the drilling. After the drilling and fracturing, there is virtually no noise. If you would like to see this in action, check out the well site at Duwe inside the Farmer’s Branch Camelot Landfill. Onlookers have reported the site was “very clean, and the noise was not unbearable from our vantage point about 200' to 250' away from the hole.”

There is already a main pipeline in place that will allow us to move the gas out. The trucks do not transport gas. They are just water trucks that service the well site, and they will not be driving anywhere near your residential streets. They will have separate access with minimal city disruption.

Dear Mr. Pace,

We agree with you that it should be done in an environmentally friendly way, and that is why we selected Titan Operating LLC as our operating partner back in November. Titan will be diligent in conducting all operations in accordance with Lewisville’s drilling ordinances. Mr. Pace, there are still a number of steps between where we are and actually putting a hole in the ground. For example, we want to make sure that everybody who wants to be in the opportunity is in. As of late we have had an increase of signings while separately having conversations about our preliminary pool unit. It could happen any day, where we and Titan decide it’s time to stop leasing. We currently have enough acreage to start the pre-drilling planning, so it’s now a matter of business decisions, communications, and last-minute lease signings before we can lock in a date.

I've yet to sign for a few reasons....

One, I never seem to be in town when the signing days are are scheduled.

Secondly, and the main reason, I don't know who owns my property's mineral rights and doesn't that have an impact on our signing and our bonus/payments?

Hi There, I have not leased my mineral rights yet not because I am a "Hold Out" I just have not had time to fully read and understand how doing so would affect my mortgage collateral (being my house & property) as well as re-sale value of my property when it comes time to move into a bigger home, which we plan to do in a year or so. How can I sell my mineral rights when the lender holds the note? Wouldn't they need to be involved in the process & if not, would selling the mineral rights give reason for the lender to begin a forclosure process? (No, I am not behind in my payments) I guess being in the Commercial Loans business it makes me think of things like this. Every time y'all are in the area I am at work and my wife is busy trying to keep up with three kiddo's, can I schedule a time for someone to come out to our home after 6 pm? Please let me know. Thanks

When do you think drilling will commence here in Lewisville? Particularly in Central Park! We signed a lease in October and are interested in drilling and possible royalty payments!

What recourse are we allowed for surface damage that may be caused by the drilling, i.e. foundation damage, sink holes, etc.

What noise abetment rules will be in place for the drill site? Will the hours of operation be limited?

What will be the transport method for any minerals. Will there be a pipeline constructed, or will trucks be running through the neighborhood?
